After a wild and crazy seller's market things have
started to cool slightly. There is still plenty of activity, but not as many
multiple offer situations. Prices are slightly softer, and there is a small regional
statistical drop.
Care must be taken, however, in applying this to
Berkeley and environs. Desirable homes are still attracting lots of attention, and
although multiple offers may not be happening as often, they are still a regular part of
the current market.
Has the market cooled? Slightly. Is this
a slump? Hardly. It is still a vigorous market by long term standards.
It remains an opportune time for realistic sellers, while buyers will find
themselves with somewhat less competition than over the last couple of years.

WHY AN
AGENT?

Because of our office's street exposure and the fact
that we are located in a busy walking neighborhood we get lots of people dropping in with
questions about the listings in our windows. Many of these folks do not have an
agent, and think in terms of only entering into a relationship with a Realtor when they
find a home they like. This might work in a slow "buyer's market", but not
today. Many homes are still selling so quickly that by the time the general public
becomes aware of a listing it is already in contract. Even newspaper ads have a lead
time of several days. Agents use the Multiple Listing Service for an instant access
update on a 24-hour-a-day basis, and their clients benefit directly from this network.

Moving-up or moving-down?
If you've outgrown your house it may be time to consider something
bigger. On the other hand, if your house has outgrown you, you might want to
consider buying less home to deal with (or maybe a condo). It used to be that you
could get an offer on your next home accepted contingent upon selling your existing home.
That's not likely in this market. However, the reverse is often possible;
selling your home contingent upon finding your next one, or simply selling with the
ability to "rent back" as defined in the contract. Want to know more about
